AI Data-Center Demand Held Back by Delivery, Not Hype Pullback, Arizona Land Consultant Says
Anita Verma-Lallian of Arizona Land Consulting told Bloomberg that the drop in AI shares and CoreWeave bonds reflects a repricing of excess hype, while sites with land, power and zoning draw more demand than ever.
Speaking with hosts Romaine Bostick and Kristine Aquino, Verma-Lallian described AI infrastructure as facing a delivery constraint. Projects that have secured land, power, zoning and infrastructure are attracting more demand than ever, she said.
Her remarks came amid renewed jitters in AI stocks and the steep decline in CoreWeave bonds. Verma-Lallian's reading of those moves is that investors are reassessing speculative enthusiasm rather than turning away from projects that can be built. The distinction she draws is between excess hype and viable data-center development, where the binding limit is delivery rather than interest.
In her account, the shortage of sites that already carry land, power, zoning and infrastructure is the reason demand continues to outrun what the market can supply, even as sentiment toward AI-related securities cools.
