Country Garden Services, Alipay Deepen Cooperation on Smart Property Services

Country Garden Services and Alipay signed an agreement on Sept. 15, 2026 to deepen cooperation in property services, year-end payment promotions and smart community construction, with Alipay committing 100 million yuan in incentives to help raise prepayment rates.

Under the plan, the two sides will upgrade Country Garden Services' homeowner service system. Zhao Xiaoguang, vice president and CTO of Country Garden Services Group, said the property industry has entered a stock era, where service quality has become core competitiveness. Traditional manual operations and fee collection require high labor costs, produce low payment efficiency and leave homeowners with weak perception of service value, he said, adding that digitalization is an inevitable trend for improving service value.

For transparency, Country Garden Services will push weekly and monthly property service reports through Alipay official channels, allowing homeowners to see progress in landscaping maintenance, facility repairs and security inspections. For convenience, the companies will introduce Alipay's "Tap" technology, which lets homeowners open community gates, pay parking fees and request property repairs by tapping their phones. They will also integrate property fees with water, electricity and gas payments so homeowners can pay multiple household bills on one interface.

To address high labor costs, collection pressure and difficulty raising collection rates, Alipay will provide a full-chain digital upgrade plan. Official bill pushes, lock-screen reminders and AI-assisted functions will replace traditional dunning with digital reminders, which the companies expect to reduce property stewards' workload and ease conflicts caused by fee collection. Property fees will also be connected to Alipay's high-frequency "Life Payment" entry, bringing the habit of paying utility bills into property fee payments.

Alipay announced at the event that it will invest 100 million yuan in dedicated incentive resources to support leading and qualifying property partners in a "Year-end Payment Carnival." During the fourth-quarter peak collection period, Alipay will provide platform traffic and offer homeowners benefits including physical gifts and payment red envelopes, along with activities such as "prepay to get immediate discounts" and "payment lottery." The goal is to help participating property companies raise their prepayment rate by 5 percentage points.

Tian Tian, CFO of Country Garden Services, said financial improvement is a result and essentially represents homeowners voting on service quality. The platform resources from Alipay provide a good tool for giving back to homeowners, which is significant for optimizing service experience and improving homeowners' sense of gain, according to the company.

The signing is not only a partnership between two companies but also a joint exploration of the future of the property industry, according to Leiphone. The two sides said they will use Alipay's digital ecosystem to advance standardization and quality in community digitalization, provide safer and smarter living environments for millions of families, and push property services toward further digital and intelligent upgrades.
